Zoning

Cowboy Trail Business Park is zoned Direct Control District. The Municipal Government Act provides for the establishment of these bylaws to enable the municipal council to exercise control over the use and development of specific land. Architectural Controls

Architectural controls are required by the direct control rules and take over where the municipal rules leave off. They deal with all aspects of individual developments such as fencing, signage, screening, landscaping, and building appearance. They are registered on title and all development applications must be approved by the architectural control committee prior to development approval. The intent of these controls is to provide a method of maintaining the appearance and continuity throughout the development.

Owners Association

A registered society is established as the “Cowboy Trail Business Park Owners Association.” The Association will take over from the developer upon sell out and will, among other things, maintain the architectural control process. It may, as the owners see fit, work on other mutually beneficial projects with the development or even the surrounding community.
